North Texas exceeded 8 million residents during the pandemic, and is slated to replace Chicago as the 3rd largest U.S. metro in the 2030s and the largest in the United States by 2100. The region grew by more than 155,000 residents last year and 21 cities experienced estimated population growth of more than 10% during the pandemic. Builders have had a difficult time keeping up with demand due to pandemic related shutdowns and subsequent supply chain disruptions. There was less than 1 single family building permit being issued for every 5 jobs created in 2022. Strong migration coupled with low housing supply has contributed to a housing shortage of more than 85,000 homes, and build permits were down 34% in end of 2022.*

More big tech jobs are on the way. The US Senate approved $52 billion in subsidies for companies to build semiconductors in America. Many companies are choosing North Texas for their operations, so job growth is expected to explode.
 
Grow Developments, LLC has partnered with NTX Res LLC to create Real Income Properties Texas I, a single family rental fund that will acquire, renovate and lease single family homes in these high growth areas north of DFW.  
 
The properties will be updated with luxury finishes to attract the many high-paid professionals flocking to the area. 
 
NTX Res LLC offers vertical integration of acquisitions, renovations and management through OmniKey Property Management. Omnikey has been helping RealWealth members acquire and manage investment properties for over a decade, so Kathy Fettke has over 10 years experience working with them.

How to Invest

 

Detailed requirements for investment are set forth in the Private Placement Memorandum and Subscription Booklet. (see document tab below)

Below are highlights of the steps to follow:
 
1. This fund is for Accredited investors only. Please see review the SEC website for the current definition.

2. This investment is offered under Reg D 506(c).  This means US Investors will be asked to prove your accreditation status by either uploading a letter stating you are accredited, signed by a 3rd party qualified financial professional or obtain your approval through a pre-approved verification services such as www.verifyinvestor.com.  For more information on how to obtain verification see the Subscription Booklet & FAQ page (see document tab).

3. Read the Private Placement Memorandum, Operating Agreement, Subscription Booklet and all Attachments.

4. If you have any questions about the PPM or the webinars, reach out to [email protected]

5. When you are ready to invest, click the blue "Invest Now" button. Fill out and sign all necessary documents in the Subscription Booklet including the Subscription Agreement, W9 and final instructions. Upload your Accreditation letter and Photo ID Documentation.

Please note: If you are from New York,  the Blue Sky filing requirements are more expensive and will require a minimum number of investors from NY to make it financially viable for the fund. Thank you for understanding. 
 
6. Once your Accreditation and Subscription packet is approved, you will receive instructions to fund your investment to secure your spot. Wire instructions will be provided.
 
7. You will receive confirmation of receipt of funds and once the Minimum Offering amount is achieved, you will receive your acceptance as a Member of the Company.
 
8. Going forward, you will receive periodic reports on the status of your investment.
