We like to focus on pre-boom markets where there is job growth and housing shortages, ideally with properties that are right off of main highways and close to large employers. Thackerville, in Southern Oklahoma, just 12 miles north of Gainesville, Texas, fits all of those categories. We have negotiated with a local builder to construct multi-family homes in Thackerville, Oklahoma. These properties will help meet the very strong need for affordable rental homes to service the nearby casino employees, and also the continued job growth just over the border in Texas. The business plan is to purchase new construction fourplexes upon completion, as we raise sufficient funds to effectuate the purchase. It's our intention to purchase a total of 40 homes (10 fourplexes) over the span of 24 months.

It's no secret that Texas has been experiencing some of the highest in-migration in the country. As the Dallas Fort-Worth area becomes more saturated and expensive, companies are moving to the suburbs and exurbs.

Last year, 285,000 jobs were added to the DFW area, creating an estimated 85,000 shortage of homes. This is presenting an opportunity for builders to create more supply. We believe one of the next frontiers of growth in Texas is north of Dallas, in the Gainesville area.

Thackerville, Oklahoma is home to 59 businesses including Winstar Casino & Resort, the largest casino in the world & employer to 3500 people. The unemployment rate is just 2.5%, and future job growth is predicted to be 49%, which is much higher than the US average of 33%.

 

Investment Highlights:

  • Current Cash Flow and Long Term Appreciation: Our strategy will be to provide investors with passive income from rental income after construction and long term capital appreciation, which will be realized upon the sale and refinance of the assets.  Pre-contracted discounted purchase prices will also contribute to capital appreciation to be recognized upon sale or refinance.  An appraisal of similar properties came in 17% higher than our price so there is built-in equity at purchase. Additionally, taxes and prices are lower in Oklahoma, enabling us to offer lower-cost housing to employees who work in Texas.

  • Lower costs in Oklahoma: Property taxes and building costs are lower in Oklahoma, which allows us to offer more affordable housing to nearby Texan employees.

  • Streamlined Vertical Integration of Company Operations: Our investors will benefit from the vertical integration of acquisitions, property management and fund management.  The manager of the Company owns and operates a large property management firm in North Texas with over 17 years of experience who will provide in house maintenance, leasing, and all property management duties to allow streamlined and cost effective operations.
